Elk Grove Real Estate Market Statistics for October 2021

(Headlines should read Oct. 2020 to Oct. 2021)

It was such a beautiful day yesterday that I had to stop and create a short video showing the lake at Laguna West. Elk Grove really comes alive in the fall, especially in the Laguna West-Lakeside area.

It really was a gorgeous day on our lake, but how has the market changed year over year. You can see that we had a nice rise in prices, but look what has been going on over the last few months.

The market has leveled off over the last few months, but there was a .8% rise in prices from September to October.

There are 72 homes available to purchase now in the Elk Grove area, still a very low number. The median price of those available is $675,000 with a continuous days on market of 22.

Lowest Priced home available, 9582 Dominion Wood Lane at $440,000.

Highest Priced home available, 7510 Fortaleza Ave. $1,141,452. It is newly constructed. The highest priced existing home available is 3152 Shelter Cove Lane at $1,100,000. It is a gorgeous home on the lake and Shelter Cove drive is a wonderful gated community. I should know. I lived in that community for over 20 years.

Sellers-With the average price of sold homes being quite a bit lower than the average price of listings available, it might be time to reassess the asking price. If you would like to know the value of homes sold in your neighborhood, let me know. I would be happy to drop them off at your home for free. Also coming soon will be a home in Elk Grove and one in Stockton. The home in Stockton is within a couple of blocks of Sherwood Forest Park and is a 3 bedroom, 1 bathroom cozy home. It will be renovated prior to putting it on the market.

Good Morning Raymond Henson, eXp Realty - Elk Grove Sales volumes and Days on the Market are consistent but Median, Average, and Pricer Per Sq/Ft has increased a lot in between November 2020 and November 2021 which is consistent with the market in other cities where I live too.

Hi Tony Busanich, I think this is a good time for home buyers to start looking, but it is my guess that they will start again after the holidays, like in most years past. I was surprised to see the price pop up a bit for the first time in a number of months. Maybe Christmas will come early for those selling their homes right now.

Yes, we do love the area. We raised our two boys here. The schools are good and we thoroughly enjoyed the youth athletics in the area. It is also the perfect epicenter to a world of fun destinations, SF, wine country, mountains, rivers, lakes and so much more. Elk Grove is a great choice for anyone wanting to live in the Sacramento region.
