Why every home on the market needs to be staged

"Home Staging" is a term that means many things to many people. When people ask me what I do as a home stager, I could come up with 20 different answers depending on the home I'm working in at the time.  HGTV has been a great help for getting the word out on home staging, but the shows ( of course!) go for the most dramatic changes, bringing in full rooms of furniture and  accessories for quite some money. Not that  that certainly isn't a great part of what we do (such fun!), but something as simple as clearing out clutter, simplifying a room, changing a paint color, can make some  big changes with little investment

My definition of staging is "the art of accentuating the positives of a home while minimizing the negatives to make the home appealing to the largest amount of buyers as possible". Think of it as getting ready to enter a beauty pagent, it IS a competition! Especially with the market today, in order to get a house sold quickly and for asking price it must be ready to show off to the world.

I spoke with a realtor in my area recently about staging.  She loved the idea of home staging, and said she didn't have any listings right now that needed staging. When I got home, I checked out her listings on the internet, and she had 2 vacant homes, and one (priced at $500,000) with dated wallpaper, formica countertops and a huge tree in the front totally obscuring the view. As you all know, that house could have definitely used the help of professional home staging!

My advice to realtors as well as home sellers is to do your homework, contact a  home stager in your area, and have them come in for a consultation with every new listing. How impressive to the seller! We stagers have a knack for explaining why the 1970's decor may not be quite what buyers are looking for, whereas sometimes a realtor's hands are tied. I use a nationally recognized A.C.T.I.O.N. Scoring System when doing a consultation. It let's the seller know what score their home receives according to the cleanliness, clutter, updates and improvements on the home. A numerical score and ways to bring it up is sometimes easier for a seller to digest than saying " no one will EVER buy this house with all this pink carpet!" Not that we haven't all thought it!

I like your definition of home staging.  I am a firm believer in home staging, I use Linda Pollock "Setting the Stage" with everyone of my listings.  Buyers always want to buy the model home, why not make every listing a model home.  Nice Post.

you are right, and well said too, every home needs home staging, I would even go further and say weather you are selling or not, if you are selling call it Home staging and if you are not selling, call it redesigning.  everyone could use our services. ( our job would be easier if everyone knew that !!)

Gretchen, you nailed it!  Isn't it amazing how there is still such a misconception that a vacant (not to mention a dated one) is ok to put on the market.  In your definition of staging, you said "...minimizing the negative..." for 9 out of 10 people, the eye is drawn to EVERY negative in a vacant because there isn't anything positive to look at, and they lack the ability to see the possibilities.

I am also wondering about your scoring system...could you elaborate?

Thanks Teresa! The A.C.T.I.O.N. Scoring System is an amazing tool that was created by JoAnne Lenart-Weary  www.onedaydecorating.com.  I have taken staging, redesign, and color classes with her. It's so nice to have something to give to the clients and realtors and explain why their home scored the way it did!

Shobha- Well said! If they only realized how much we could help them with their homes it would make life so much easier! If only find could find the time to work on my own house- practice what I preach!

Gretchen- I am intrigued by your scoring system, and this is why: I can usually get the female homeowners on board with staging, but the men are very resistant. I think they believe it just means work for them. But, an opportunity to raise up their score might just be the motivation the men need! Great post and thanks for sharing!

Gretchen, This is so true. I have had the same thing happen to me and when I get home and look at the agents listings, I am shocked. A lot of agents and homeowners out there are just not educated on how a home is to look. It is not just about vacuuming and dusting. Please tell us more about your scoring system. I WISH that at least MOST of the agents would hire a Stager for their listings.  I think that if many of them saw the difference in person just one or two times that they would become believers; that's what my current clients say at least.

gretchen, what a fun post. But. . . I have to disagree with the thought that everyone should have their home staged.

I think only people who are wise and discerning, who are cutting edge and understand the principle of using money to make money, who adhere to the standard of choosing to hire the best person for the job in order to make their own lives easier and more productive should have their homes staged. :) Just a thought.

Gretchen...can you tell me more about this scoring system and where I can get it? Great comments...a lot of homeowners just cant understand why everyone doesn't love the pink flowered wallpaper and the shag carpet...lol...thanks!

Hi everyone! There has been alot of interest in the A.C.T.I.O.N. Home Staging Scoring System. It is a wonderful tool and is impressive to realtors and homeowners alike. I am not able to elaborate on it because when you take JoAnne Lenart-Weary's Home Staging course, it is one of the tools that you receive and swear to not pass out to anyone who has not taken the class  :) I will say that the class is well worth the money, and when you take it, you actually go into homes with the class and JoAnne teaches you how to use the scoring system hands-on. Gretchen,

Keep trying.  Visit open houses and talk to the agent if they are not busy talking to prospective buyers/sellers.  Leave your card and take of theirs if they are busy.  Then call them later to discuss benefits of staging.  One on one works well especially in a "people" business like real estate.
