Here are some helpful ideas to ponder 

MARKET ANALYSIS

  • Thoroughly inspect the property and outline all the important features and upgrades for future use in the listing information presented.
  • Order the preliminary Listing Report and review the condition of title for any issues.
  • Help determine the Fair Market Value of the property by doing a detailed written Comparable Market Analysis with three different information gathering sourses. Local MLS, Online Companies and Realtors Property Resource.
  • Provide an estimate of the selling expenses to show you the net proceeds. 
  • Execute a listing agreement authorizing them to market the property and have all of the marketing plans in place should you choose them and their company.
  • Gather any information that is available in regards to construction on the home and upgrades.
  • Always welcome any other ideas or suggestions from the seller.

PROPERTY ENHANCEMENTS AND RECOMMENDATIONS

  • Provide you with helpful information to make the property as marketable as possible.
  • Home should be in show ready condition.  Less is more….the least amount of clutter & furnishings is almost always the best approach.  This will help give buyers an enhanced feeling of space.
  • Help determining if having carpeting and flooring professionally cleaned is needed.  
  • Recommend ideas to clean your home including baseboards, fan blades, windows, shower glass etc.  
  • Recommend repairs and possible improvements to assist in the sale of the property for the highest price.
  • Recommend ideas to clean and touch up paint where or if needed.
  • Recommend ideas to have front and back yard landscaping trimmed and cleared of clutter.
  • Show you how to bring in as much light as possible into your home like open drapes, turning on lights, open shutters when showings are scheduled.
  • Suggest that you fill the home with pleasant smells like baking pie or bread when showings are scheduled.
  • Suggest additional enhancement based on buyer showing feedback.
  • Should help schedule and supervise the home enhancement program if needed and with your approval.

MARKETING STEPS

  • Prepare and submit accurate information to the local Multiple Listing Service (MLS) and other web based marketing websites.
  • Documents with all MLS input sent to you for approval beforehand.
  • Schedule a professional photographer to take “professional” digital photos and virtual tour of the property for the MLS and Internet web sites. 
  • Scheduled photos 5 to 7 day before the property goes active in the MLS.  This gives adequate time to produce a virtual tour for the property and set web marketing efforts.
  • Color correct and enhance photographs of the property to maximize impact of images on the internet and in print media.
  • Develop a new website for the virtual tour with your home address as the URL.
  • Install a high-security, computerized lock box to facilitate showings and track showings at the property.
  • Advertising should begin on the property quickly as they can get it into publications. The home should get exposure in Direct Mail, Realtors MLS, Online Websites, Local Publications, presented at MLS meetings and other publications that make sense.
  • Immediately upon your listing going live, display the home to hundreds of websites and buyer prospects.
  • Promote the property by networking with Top Network Companies, sales people and active local agents from other companies.
  • Install “For Sale” sign and rider signs applicable to the property. 
  • Distribute a custom flyer outlining the key property features.  Place flyer in flyer box attached to sign on property.  The flyers should be kept fresh and serviced on a regular basis.
  • Mail just listed cards or letters to at least 250 neighbors in the area.
  • Your agent should help you reach all the potential buyers online monthly through property listing syndication, Search Engine Optimization, and Search Engine Marketing. The listing should be showcased on thousands of consumer real estate websites. 
  • Your agent should be adept at social media and be able to promote your property on all major platforms. 
  • If applicable, create a video of the property to be featured with its own URL and place on Facebook, YouTube and other applicable sites.
  • Advertise and host consumer Open Houses at property (with your approval and convenience)
  • Create buyer specific marketing in specialized formats.
  • Keep informed on all new marketing mediums.

COMMUNICATION

  • E-mail or contact you with the links to Internet presentations for approval.
  • E-mail you direct feedback from other agents on all showings upon receiving.
  • Provide regular updated market reports showing the latest market activity.
  • Constantly review marketing strategy and adjust as needed to get the home sold.
  • If applicable, communicate with attorneys as needed to report on the activity and review market conditions.

STRUCTURING THE SALE

  • Carefully review and present all offers for consideration. 
  • Provide a net proceeds sheet for you to review. 
  • Use unique and specialized sales approach in negotiations to optimize the overall outcome of the sale.
  • Qualify the prospective buyers to insure they have the ability to purchase the property. 
  • Prepare a strong offer response or acceptance (if needed) to help create a solid transaction that will have the best chance to close on time with no surprises.

TRANSACTION MANAGEMENT

  • Review all documents to help ensure that they are prepared correctly to avoid delays.
  • Manage all the deadlines and details of the real estate transaction.
  • Open escrow and review the escrow instructions upon receipt.
  • Assist you in scheduling the property, termite, and other inspections. 
  • Assist you in supervising the correct implementation of any agreed-upon home repairs if needed.
  • When possible, oversee the loan approval process to be sure the transaction closes on time.
  • Coordinate the appraisal process when possible to help ensure the needed value.
  • If needed, order HOA documents including the CC&Rs, budgets, by-laws and minutes of board meetings.
  • Review updated preliminary closing statements for accuracy.
