Happy December 1st... I guess you could say the holiday season is officially on! One question I always get at this time of year is "should we sell our home during the holidays or should we wait for the spring season?" My answer is always an unequivocal YES. The holiday season can be a great time to sell your home.

Should you wait for spring to list your home for sale? Should you take your home off the market during the holidays if you're already listed for sale? The "conventional wisdom" that says the holidays are not a good time to sell a home isn't all that wise and should be put to rest once and for all! 

 

There are lots of good reasons to list your home during the holiday season, not the least of which is that you might very well sell more quickly and for more money as you'll be competing with fewer homes during the holidays. You might get fewer showings, but you'll get showings from serious and motivated buyers instead of "looky-loos" who are just "checking the market out" for when they're ready to buy come spring. Holiday season buyers typically have a deadline and have a need, rather than just a want, to buy NOW.

Ed Silva hi Ed... I'm of the school of thought that there is really no bad time to sell if a home is staged right, priced right, and marketed right. My reason for doing a holiday selling post like this each year is to remind people that homes do sell during the holidays. People seem to believe nothing sells in December.

Ron and Alexandra Seigel hi Alexandra... see my response above to Ed Silva. Anytime could be a good time to sell... what I'm hoping to get across is the message that people who want to sell sooner rather than later or need to sell quickly that the holidays are not an impediment to a quick sale. I've listed homes 10 days before Christmas and had them sold by Christmas and closed right after the New Year.

I've worked with so many people who look at a home and try to imagine their Christmas in that home... so a home all decorated for the holidays is often an advantage to helping them make up their minds whether to buy or not.

My reason for doing a holiday selling post like this each year is to remind people that homes do sell during the holidays. People seem to believe nothing sells in December. I've been known to list homes in mid-December, have them in contract before Christmas or New Year and closed early in the new year. I'm always running across people who say "probably the holiday season is a bad time to sell, so I'll wait to list till the new year." Why wait I say... holiday season is not a bad time to sell.

Brian England hi Brian... I do not and never have and never will show a home on Christmas Eve, Christmas, Good Friday, Easter Sunday, Thanksgiving Day. As far as I'm concerned, certain days need to be sacrosanct. As for the other holidays... if you give me enough notice I'll show... otherwise, no.
