Homes for Sale in Clermont FL and Market Update for November 2021

If you are a current Clermont FL homebuyer or a seller, you should already know how hot the real estate market is for the area. Inventory continues to be very low with high demand from home buyers. Many listings receive multiple offers within a few days of listing and selling over list price. There are many families relocating to Central FL from other states. Here are some reasons to move to Florida;

-Plenty of sun all year long

So what is selling? Homes that are priced well and show ready may receive multiple offers and get under contract within days of listing. Clermont FL home sales continue to be strong with a low inventory of homes priced under $350,000. I would caution you when you read the news when it comes to real estate unless it’s coming from a local, experienced professional, take it for what it is, just “news”. That doesn’t mean it applies to your area, especially when it comes to home sales.  Real estate is local, comparing different cities or states isn’t going to give you a clear picture of what’s really happening in the local market.

 

With that said, let’s take a look at the Clermont FL real estate market.

November 2021 Real Estate Market Update for Clermont FL 34711;

 

-Number of Sales- 81

-Price Range of all SOLD homes- $180,000-$1,075,000

-Median Days on Market-8

-Median Sale Price-$390,000

-Sale Price to List Price Ratio-100%

 

As of December 1, 2021, there’s a total of 47 Active listings reported in MLS. The price range is $179,900-$2,999,900. With a wide range of home prices, there’s a home for every budget.
The first thing you should do as a home buyer is to get a pre-approval letter from your preferred lender if you will be financing, all cash buyers should obtain a letter showing proof of funds from their lenders. You must be ready to submit an offer even if you're just starting to look at homes. It is a competitive market and you must be ready to play.

This information is specific to the Clermont FL 34711 zip code. Numbers clearly show homes are selling regardless of what you may hear or read. We still see multiple offers, cash buyers, homes that go under contract within days of listing. To get a home SOLD for the most money in the least amount of time takes knowledge, expertise, and work. A strong online presence with professional photos certainly contributes to successful marketing.
