Something that should really be pondered is the allowable concessions, which are incentives, that your mortgage lender will allow. Generally, 3% to 6% of the sales price is the allowable limit, and the particular loan program will dictate that. Anything above the limit will result in the remaining incentives to be taken off the sales price if provisions have been made in the contract. For instance, the home builder offers a $15,000 bonus on a home negotiated at $200,000; the loan you're obtaining is a FHA product, which allows for 6%. $200,000 X 6% = $12,000 that can be used for closing costs, an interest rate buy-down and other settlement fees. That leaves $3,000 that could be lost. A buyer needs to know how to allocate the remaining funds elsewhere; but, oftentimes is must be done contractually in the purchase and sale agreement (the contract), or the overage would be waived by the buyer.
