If you are thinking of purchasing a home and can't decide whether to purchase a new build or resale, here is some information that may be helpful to you.
When you go to a new build, make sure you have your own Realtor come and sign you in. Most offices these days even state if you are working with your own Realtor, have them sign you in. The sales agent at the new build represents the builder...not the buyer. Most builders in todays market offer exciting incentives to new buyers. These can include pools, upgraded appliances, financing packages, ect. Not only are you getting a brand new home that you can pick and choose what you want in it, but everything has a new build warranty. As Real Estate Professionals, we know what questions to ask and what the paperwork you sign means. We explain everything to you so you know exactly what the process is and what to expect.
If you decide upon a resale, we have access to thousands of homes on the market. We listen carefully to your needs and come up with a plan to show you just what you are looking for and in your price range. We also do comps of the area so you have a good idea of what is going on in that particular neighborhood. It is very important for you to contact a lender/mortgage company to get a loan approval. We work very closely with the lender so we know how to structure the offer in your best interest. Make sure your lender provides you with an LSR for your Realtor. This tells us what price range we should be looking in, along with details of the type of loan you are getting. (If you are lucky enough to be an all cash buyer, we need to see proof of funds.)
When speaking to a lender/mortgage company, you need to tell them what monthly payment YOU feel comfortable with paying each month. Have them include the PITI in that quote. Once they have that information, along with other information like your credit report, income, ect...they will tell you what price range home you should be looking in. This is where your Realtor comes in and finds you the right home, in the right price range.
