The total number of sales for November 2021 compared to November 2020 was a mixed bag. Three zip codes had more sales, three had less and one was the same. The total number of homes sold in Modesto for November 2021 was 231 and for November 2020 was 226. The median price of homes was up substantially this year in every Modesto zip code.
The average home is still receiving multiple offers and selling very close to or above list price in Modesto. However we are starting to see some zip codes that are averaging just below list price but still receiving multiple offers. So while you might not always have to offer over asking price, making an offer significantly under asking price probably will not work.
There are currently 310 homes under contract (pending) in Modesto. That's down from last month at this time. There are currently 157 homes available (active) in all of Modesto listed from $200,000 up to $3,400,000. The number of available homes is down considerably from last month.
