This market report does not include private sales or manufactured, mobile, or multifamily housing (the data are taken from the MLS and are believed to be accurate at the time this report was written, but are not guaranteed).

In November 2021 there were 201 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 8% fewer sales than in October. Here’s the breakdown of overall activity.

 

Single Family Homes Sold
132 (down 16%); 14 Average Days on Market; Average Sales Price $916,258 (up 10%); the Average Sales Price was 102% of the original asking price

Condos, Townhomes & Duplexes Sold

69 (up 11%); 15 Average Days on market; Average Sales Price $596,707 (down 7%); the Average Sales Price was 103% of the original asking price

 

Overall sales volume for November declined, as it did for single family detached homes. However we saw more condos, townhomes and duplexes sold. The average sales price was higher for single family homes, but decreased for condos, townhomes, and duplexes. Sales prices ranged from $275,000 to $6,500,000.

 

Average marketing time was a few days shorter for single family homes, and 10 days shorter for condos, townhomes and duplexes. However, the statistics indicate that many buyers made quicker decisions – 54% of the homes went pending in 1 week or less, more than last month. Keep this in mind for your offer strategy!

 

Some buyers were able to negotiate money off the original list price, however the majority of the home buyers (76%) paid the full price or more for their new homes, the result of competition and multiple offers. The median sales price of single family homes was slightly higher than last month at $816,000 (up 5%); the median price for condos, townhomes and duplexes was also higher at $556,000 (up 5%).

 

Oceanside condos

 

There were 21 homes with an Active Under Contract status, compared to 23 last month. These homes are considered active and are included in the statistics below but some may not allow more showings or back-up offers.

 

At the end of November there were 119 Oceanside homes for sale, ranging in price from $263,000 to $6,500,000, a substantial drop in inventory, by 20%, from last month and yet another decline but not a surprise given the time of year!

 

This represents a supply of only 15 days for single family homes (down from 19 days last month) and 19 days for condos, townhomes and duplexes (compared to 20 days as last month) based on the rate of sales over the last 3 months. The Oceanside market remains a very strong seller’s market with strong buyer demand and limited supply.

 

161 Oceanside homes were listed for sale in November, down 20% from last month (201), but still an average of over 5 new listings daily. Similarly the number of Oceanside homes going pending decreased to 151 from 180 (excluding homes that actually closed in November). Despite these changes it was a busy month for buying and selling.
