Open Houses Really Work!!!

Just last week I wanted get out of the office for a while but I knew that I had a consultation meeting with a neweragent, so I decided that we would do our class and conduct an open house at the same time. With no preparation but 1/2 hour of finding, gathering and placing signs we set off to do our open house/class  in a vacant office foreclosure. Within minutes of settling in the home our first prospect came to the door. I let the agent do all the talking. She did a great job and was able to set an appointment to meet with that person later that day.

 After approx. 1 hour and 45 minutes we closed the open house and that agent walked away with 7 names, 3 appointments for the next couple of days and 1 person even came in with his lender letter of approval and was ready to go right then.

That was last week. By the end of this week, that agent has met with all the people of the open house and from other open houses has developed an additional 10 names while opening 3 escrows. ALL IN 2 WEEKS!!!

  For those of you who are grumbling about the market and wallowing in self pity, I say DO SOMETHING ABOUT IT!!! The weather is perfect, the market is hot and there are people who want to buy homes, go find them with an OPEN HOUSE!!

I totally agree, I am a big fan of open houses. The first place I ever listed was a townhouse. I had my first open house, a buyer walked in and said she wanted it. I closed the open house, went to the office, wrote an offer and sold it for cash. I LOVE REAL ESTATE.

You must be in a way different market than we are.  There have been times when no one comes despite newsprint advertising, signs, balloons etc. I'm glad your method has been successful for you.

DITTO, and well said. If you want to success you must work for it. If what you are doing is not working, try something else and keep going. The market is tough and we have to work three times as hard for a third of the pay... but did we complain when it was easy?

Open houses are what you make of them. You need to provide value and realize you most likely will not sell the house you are in.

Adam you are so right!!! The first thing I tell my new associates is that 9 times out of 10 your open house will not sell the home. However, it is a great way of lead generation or a new one I heard tody is "Profit Development". Value, timing and location are very important in the preperation of open houses. In our market, open houses have been quite productive.  I have several listings open every Sunday and sometimes during the week for the brokers.
