Vista homes for saleThe community of Vista is located inland in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. There is a wide range of housing options in tract home communities, rental complexes and 55+ communities, as well as opportunities in rural settings with large lots and often great views.

 

There are mixed use and agricultural areas in Vista, plus a growing and changing downtown with plenty of shopping and dining opportunities and services.  The major commuting routes (the 15 and 78 freeways) are easily accessible, plus there is a wonderful Farmers Market every Saturday at the Vista Courthouse Complex on Melrose – it’s worth visiting often to buy fresh produce, prepared foods and more.

 

It’s essential for buyers and sellers in the Vista housing market to understand the current local market conditions so they are able to make educated decisions about selling and buying Vista homes for sale.

 

The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile homes). The data are believed to be reliable at the time this report was written but are not guaranteed.

 

96 homes sold in Vista in November, 2 more sales than last month, in contrast to a number of other communities that saw declines. Here’s the breakdown of activity.

 

Single Family Homes Sold
89 (up 25%); 18 Average Days on Market; Average Sales Price was $857,345 (up 1%); Average sales price was 103% of original asking price

Condos, Townhomes & Duplexes Sold
7 (down by 70%); 17 Average Days on Market; Average Sales Price $465,485 (down 12%); Average sales price was 101% of original asking price

 

There were about the same number of home sales in November as last month. There were significantly more sales of detached single family homes, but substantially few attached homes sales. The average sales price was slightly higher for single family homes, but declined for condos, townhomes and duplexes.

 

The average marketing time did not shift for single family homes, but was longer for condo, townhome and duplex sales. Sales prices ranged from $349,900 to $2,075,000.

 

Buyers may wonder if Vista homes are selling quickly. The answer is yes, with nearly half the homes, 46%, going pending in November in 1 week or less. Thus it’s essential to be prepared to make quick decisions for touring homes you like, and to decide on offers, in order to not miss out on those opportunities that fit your needs.

Some buyers negotiated their home prices down from the original list price, however a substantial number (75%) paid full price or more, a good indicator of the competition and multiple offers. This is important to remember for your offer strategy if you want to be successful.

 

The MEDIAN sales price of the single family homes was $852,000 (up 11%), and $455,000 (down 12%) for condos, townhomes and duplexes compared to October.

 

At the end of November there were 57 homes for sale in Vista, 1 more than last month, and ranging in price from $399,900 to $2,199,000. This represents an inventory of 18 days for single family homes (versus 20 days last month), based on the current rate of sales over the last 3 months, and only 10 days of inventory for condos, townhomes and twinhomes. Vista remains a very strong seller’s market, especially for attached homes.

 

86 new listings came on the market in November, the same as last month! 76 homes went pending in November, excluding homes that closed escrow that month, which was a decrease of 14% from October. The Vista housing market was busy for sellers and buyers in November.
