There is a new trend and it is puzzling. Here in the Manchester NH area Real Estate Market. I am seeing a mix of sales going down the drain. Some from the start. Some during and some killing the sale while it is under contract. 

 

HOW WILL THIS AFFECT SALES PRICES? Typically you would think that when interest rates rise, values start to decrease. However nothing is typical with our market or market forces. Look for Real Estate prices to continue a slight increase into 2022. Lets look at the market forces. We still have more Buyers than there are sellers. We have a roaring economy within the State of NH. No income or sales tax is spurring new and expanding businesses. Perhaps the leading factor of a lack of homes for sales, is Home Sellers who say they can not sell as they do not have a place to go. The balance of those home owners staying they would not move say it is based on the instability of the virus and politics.

 

WHAT DOES ALL THIS MEAN? If you are looking to buy a home. It means buying now will get you more home for a lower monthly payment. I can help with that. If you are looking to sell your home. It makes now the time to sell. When interest rates start to rise, there is no doubt it will decrease the amount of buyers looking. Scott you are so spot on with this post, I am constantly managing the expectations of my sellers and talk them out of torpedoing the deals.... now keep in mind here in the greater Los Angeles area I am competing with actors, actresses who can not sell but think they can by being charming:))Endre

Hi Scott- It has to be hard deciding to sell then realizing when you do you may not be able to find a new home . Add in uncertainty and I guess some decide to stay where they are

People can sometimes complicate things in their minds and focus on gloom and doom. It is common in my market for the seller to rent back for 60 days after the close. That is typically enough time to find a replacement home.

It boggles my mind knowing so many people fear a virus and politics. We are certainly experiencing some interesting times and witnessing the impact it has on so many.

Scott Godzyk I have not noticed Sellers tanking transactions on purpose around hear.  But that is not to say that trend will not make its way down to us.

I haven't seen this happening here Scott, at least not yet.  I have seen buyers get buyers remorse, probably thinking they overbid, only to realize buying another home will cost more.
