I just took this listing where the sellers were having trouble making the payments and were drowning in debt. The house looked like they felt. I had ideas about what needed to be done to get the house in showing shape but rather than going into detail & looking like the bad guy-I offered to hire a stager. They watch all the "Home" shows and loved the idea. The stager came in -gave suggestions- left my clients with a shoping list of things to get & motivated them about the sale. They found the money to get the place in order & on day 4 we got an offer very close to asking. My clients are over the moon. Staging Works.
John, We tell realtors that that is part of the stager's job: We play bad cop, so you can be the Good Cop. We try to be creative about finding ways to deliver the bad news that aren't offensive, and we've come up with some good ones. They especially like "pre-packing" rather than "decluttering." ("That's not clutter, that's my rooster collection!")

Thanks for the blog from an agent perspective. I'm really glad that you were able to convince them to do the right thing to help themselves. So many people would have come from a place of fear and said, 'we can't afford that'. They probably needed to find the money more than just about any other seller.

It is great to hear from a Realtors perspective. I wish more Realtors would embrace the Home Staging industry. There are almost 2500 stagers on Activerain alone. This shows that it is a growing industry and something that can help not only sellers but Realtors as well. Homes sell quicker and usually for more money. It should be a no brainer. Thanks for sharing your successes.
Good for you, John, for knowing what DOES work - Staging DOES work. A consultation we did a little over a month ago in Oak Park helped lead to 5 offers and $20,000 over asking price!

Congratulations for thinking outside the box. I just had a listing sell 20 days after staging when it had been on the market for 6 months with no offers. Staging DOES work!! Getting the positive energy in the house with the stager and new hope for the sellers probably contributed as well.

That's fabulous! I hope your sellers are off to a better financial situation now with the sale of their house. That can be such a stressful situation. Kudos to you for hiring a Stager.
How many other listings COULD"VE had the same great outcome had Realtors so matter-of-factly advised their clients of what it would take to get a quicker and so more profitable sale. Realtors know who the competition is and professional home stagers know how to make a home stand out in that crowd--together we can do so much! Thanks John.
