 Commission free????  I hope your days on the market average is less than 120 days for your area.  It is commendable that you want to offer a guarantee, but some homes, are less attractive to buyers and some may suffer from some sort of obsolesence  that even with a ton of marketing may be difficult to sell.  Be up front with the seller and give him the data about how many days homes are averaging on the market.  This information will allow them to understand the importance of a listing based on the average days on the market for your area. jmho

Kristi, if the seller cancels the listing contract with you do you still have a protected period? Do you require the seller to list at a price you both agree on?

Welcome to Active Rain... Yes commission FREE, No Gimmicks or Catches.  I'm extremely clear and up front with my clients.   Our average days on market vary from 90 - 150 ish depending on the area.  I have qualifications the seller must meet... they are not unrealistic and frankly are designed to assist the sale.  My program works and has a great success rate!

Yes, I protect myself with a 90 day clause, if my marketing had initially introduced the buyer to the listing.  Yes, the home must be priced within 3% of the last comparable SOLD.  One of the keys to my success is I will not list a home that will not sell or the sellers are not serious.
