We noticed an uptick in activity in December as savvy buyers stayed in the hunt for new opportunities with less competition. While many sellers and buyers were busy shopping, traveling to see family, attending family and company parties, others found by keeping their eyes open during the hustle and bustle they scored a home!
Many buyers want to get a jump on looming, higher interest rates in 2022 and the Spring rush, therefore are ready and qualified to pounce on new listings!
The future looks bright in 2022 Austin Real Estate; especially with the announcement of the construction of Uptown ATX. It will eventually feature nearly 7 million square feet of offices, apartments, stores, and hotel space, as well as a new MetroRail station. The site is already home to IBM’s campus. This close by project at the Domain is another plus for those living in Canyon Creek.
December Home Sales are down 50% over 2020 December 2020 Sales. Low inventory continues to plague our market. There are only 2 Active listings on the market in Canyon Creek at this time (both been on the market over 85 days with several price adjustments)!
The average sold price is up 24% compared with last December and days on market are down 94%. The sold price/per square foot is up 54%. There are plenty of comparable sold properties to support the value of new listings.
Austin and Canyon Creek real estate has been undervalued for years. Real Estate Sales came out of COVID stronger than expected with a market pressed for inventory. It will take several years to catch up.
