The Town of Larkspur is located 40 miles south of Denver and West of I-25.   The town was incorporated in 1979 and today is known for the Renaissance Festival held every year in Larkspur and the Yogi Bear's Jellystone Campground.   Most homes in Larkspur are on lots of one acre or more and surrounded by trees.   You will see lots of wildlife - deer, mountain lions, bears (brown & black), fox, coyotes and lots of birds. 

 

Going to the grocery store will require a trip to Castle Rock, and depending on where in the town you live, it could be 15 minutes.   There isn't much in the "town", but a gas station, post office, three restaurants, and of course two golf courses with restaurants.   Bear Dance Golf Course is closer to I-25, and Perry Park Golf Course is on the West side of town.

 

The population of Larkspur is quite low, keeping "traffic" to a minimum.  Some in the neighborhood of Sage Port enjoy half-acre lots, and in Douglas Park, you will find some lots up to 70-acres.  Homes on the West side of town are nestled at the base of the foothills.  Most homes are on wooded lots and give the residents a mountain feel.  You will also find some homes high atop a mountain with fabulous views!

    

Here is what happened in December 2021 - 

9 Properties sold ranging in price from $545,000 to $1,355,000 (last month 10)

Days in MLS were 23 average days (last month 26 days)

Sellers saw 99.13% to list price

Homes sold were built from 1987 to 2017

 

We are starting to see more inventory coming on the market each weekend, and thank goodness, we were in desperate need of more listings!

 

Most homes built a century ago have been remodeled - this one was built in 1904 - 

In October 2021, there was a home that sold that was originally built in 1898, but so remodeled, you would never have known!

The BEST PART about Larkspur is the view as you drop down into Perry Park.  It is lush, green, and instantly gives you a sense of calm.  Driving down the road, and seeing the deer roam around, hearing NO traffic, honking, etc. just the sounds of nature.  It is beautiful!

Stunning!!! I lived in Denver 25 years ago.  I remember Castle Rock, what a beautiful part of the country.  I enjoyed my short time living in Colorado, the sun shines in Colorado as much as it does in sunny Florida!!! I didn't visit Larkspur, but I definitely remember how beautiful Castle Rock is.  I really enjoyed your post!
