Playing The Spaghetti Real Estate Game!

 

Several  years ago, I wrote a post about offers being submitted haphazardly on short sale properties to achieve client goals. Now, it appears that agents are throwing out any number when marketing properties for sale.

 

After listing a property based on solid comparables in the surrounding neighborhood, another extremely over-valued listing suddenly popped up . I called the listing agent, asking for supporting sales.

 

She said,  "The owners wanted to list at that price and, what else could I do?" I told her she could have shown them actual sold numbers. It is detrimental to potential buyers who unknowingly may bite at that higher price.

 

Throwing listings up that have no backed up sales data on the Multiple Listing Service to see if it sticks is egregious, in my opinion. There needs to be some accountability when listings are managed like that.

 

Buyers and sellers need to be educated thoroughly regarding real estate market trends to avoid this type of scenario. It may be just an investment for some but there are consumers involved and it is a people business!

 

Agents that may be easily led or just looking for a pay day without much commitment will play the Spaghetti Real Estate game.

 

I may have lost my appetite for pasta...

Okay - so now I am wanting to eat pasta!  Get that thought out of my head! 

I have not once ever agreed to list a home at a price that is not supported by my market data.  My job is to discuss why over-pricing a listing is a strategy that can, and often will, harm the seller. 

The agent's comment to you suggests a lack of experience and training.

That Spaghetti strategy is a waste of everyone's time! Agents who work like that have no respect for their clients or themself.

Wanda I see it far to often in my area with a brokerage that buys houses thinking they're make a big profit.  Surprise not happening! There is one down the street for me that is so overpriced it's ridiculous, plus it's small, yard is a dirt pit, no pool and not been updated since it was built.  Can you say on the market for weeks and weeks.  I know this market and have sold many of the homes. I just laugh when I see stupid stuff like this.

I made that mistake once when first starting out in real estate, Kathleen Daniels, Probate & Trust Specialist. The sellers talked me into listing their property higher than the comps. Buyers came through, during an open house, offered a fair price and they laughed...I did not renew and they went went through a series of agents...

It is a waste and unfair to those consumers who are lacking knowledge in the local market, Carol Williams. I was able to get my listing under contract quickly because it was priced well!

Other agents were saying it was overpriced when they showed my listing, Anna Banana Kruchten CRS, Phoenix Broker. Glad they are doing their work in protecting their buyers against paying more than they should.

I submitted an offer on a house for another client and I knew it was way overpriced because it sat and sat. The offered amount was very fair and just above the comparables. He did not respond and it still sits!

Hi Wanda- you have made many people hungry for spaghetti now!!!  This reminded me of a neighbor I had many years ago who would list his home at a high price to see if there would be any takers. It was a big waste of time.

Wanda, I'm seeing this too. Just another example of why a buyer needs solid representation. It is so disappointing to buyers when I tell them we can't find comparables that support the list price never-mind if they offer over list. And yes, some of these homes are selling and some are dropping the price later.

Have been thinking about Chicken Piccatta, Kathy Streib! Am experiencing that more in this market than any other one. Many home builders are requiring bids on their product now, which pushes the price into the upper atmosphere and then fall short when it takes a year to build a 1500 square foot house.

The goal is to price a property well, So it goes under contract rather quickly to avoid stagnation on the market or price reductions (that is very telling). Not one to not collect listings, I sell them Carla Freund!

Exactly! I just had this conversation with a seller yesterday. It went really well and we'll be listing the property for a price that the comps support.
