In my years of experience assisting Sellers gain an edge in the eastside real estate marketplace, one of the easiest areas to make a difference is the presentation. Buyers generally make their decisions on the emotional appeal of the house. You have competed your pre market preparation and your home is ready to show. Here's what you need to do just before the Buyer visits:
1. Remove everyday clutter, vacuum and clean surfaces.
2. Turn on all inside lights, even during the day. At night, turn on all outside lights.
3. Turn on soft music and display some cut flowers.
4. Keep heat at 68 degrees.
5. Remove pets, or keep them in a separate area. Be sure to change litter boxes daily.
6. Put money, prescription meds and other valuables out of sight.
7. Keep draperies and shades open.
8. Open all interior doors, except the closets.
9. Squirt some orange oil (available as a cleaner) into the garbage disposer and the heat vents. This gives your home a fresh, pleasing aroma. Never use plug-in air fresheners.
10. Leave the home if at all possible. Never precede or follow a Buyer through your home. Let the sales associate sell your home.
These simple steps will give you a marketing "edge" which will result in shorter market time while giving your highest return.
