WOW ... nice price for the home / duplex. Like you mention, you have the best of both worlds...your own home with rental revenue to help pay the mortgage. And an excellent price is a plus.

These days an extra income of $12-17K in rental/per year is a big help.It depends if you want to do more work and do seasonal or not. Yes the price is not bad at all.
