Closed Unit-Sales Ease; While Sales Prices Halt their Retreat this month for Camas WA Real Estate in December 2021
This month we see prices stop their near-term skid, and resume their rise at a modest pace; ending the year $109k higher than last year. Closed Unit-Sales are still easing; likely owing to the super low Active Inventory. Here are the highlights for this month:
- The Short-Term Average Price Trend moved-up approx. $24k to $744,136; which is 17.16% higher than last year; with the 12-Month Moving Average also very strongly positive at 24.74%
- The Inventory level has sunk to a record low 0.3 month's of supply for pre-owned properties.
- Approximately 41 Resale Properties closed in December 2021, compared to 50 Sold in 2020; which is 9 fewer (-18.0%) compared to last year, and 15 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
The Average Sales Price is now at $744,136 (down about $28k from its high this year), which is approximately $191,593 higher than the Clark County average for this month.

The short-term line has been making a strong seasonal down-turn, and slightly passed the long-term line. The long-term trend line has also been declining and may be drawn down further in the near-term.
Next we have my custom chart for Average Closed Sales Price showing how dynamic prices have been in this market.
Camas Resale Property Sales - Average Sales Price Trend December 2021 The latest action in the short-term line clearly shows a retreat from the market's all-time high, with a modest reversal in direction this month (going back up). With Inventory at extremely low levels; and perhaps with the new Higher Loan Limits, we'll likely see strong support if not increases in Sales Prices in the coming months.

Camas Resale Property Sales Inventory & Days on Market - December 2021 The Inventory-by-Month graph shows New Listings, Pending Sales and Closed Sales continue their downward move at about the same pace.
The second chart shows the Closed Sales price and the Average List Price posting strong marks but not at their highs.
Finally, the Average Days on Market moved up 1 days - to 25 days total which may indicate slowing in this market. Median Days on Market fell by 6 days to 8 days - which is a better indicator that the market is still hot.
