I worked with a townhouse buyer last week...she's over 50...but not a senior.

And as we viewed several properties I wondered about the "new" fashion in town homes in our area. In the past three years builders have been putting up townhomes which are above the garage.

This means that you have to walk up a full flight of stairs. Now, I don't know about you, but I no longer have kids to carry in the groceries. I can't imagine dragging up several bags of groceries every week.

In fact, as the laundry rooms are also on the bottom level, I can't imagine lugging up baskets of laundry either.

What are these builders thinking? Or are they only building for young folks without knee problems? Seems like they're limiting the number of potential buyers.

And, my buyer did buy a townhouse, but where you walk into the house with only one step. And, the kitchen is easily reached from the garage and its hallway. A much more practical floor plan. And, guess what? The laundry room is on the second floor! Smart, don't you think?

Kind of sounds like the designers of the Townhomes are thinking about families with kids and not  empy nesters.  You wouldn't think that they would be so self limiting.  Especially in todays market.  I know when I write a loan, I have people of all ages apply (and qualify) for purchases such as this.  I wish you good luck with your business!!

It takes less space (less land) to build the home over the garage.  We're seeing that around here, too.

As for laundries - upper-level laundry rooms are the trend here in new construction.  I have it and love it.  But, because it's new in our area, I always have to talk to buyers about why it's a good thing...

Hi long time no see and I miss you!

Anyway, I held a town house open a few weeks ago and one of the couples who came through said they really liked the split level design of the place.  I had never thought about it that way before but it was a town house with no more than six steps up to the next level.  And yes they were middle aged.  But in reality, when I was twenty, I would have preferred not to have to go up so many stairs with groceries or the latest yard sale purchase lol. To answer your question, I think they were NOT thinking.

Builders do not have crystal balls...or if they do, they dropped them. If we look at the population growth, there are more seniors, living longer. And, seniors do NOT want stairs. They want easy living; new; nice...but no stairs.

Yes...it does save land to build over a garage...but you know with some thought the TH's could be built as ranch homes with attached garages. And, yes, builders have been putting small laundry closets upstairs for many years...here.

Been busy...radiant was married June 20th...we had a great time!

I look at these new TH and wonder what the builders were drinking. I can't imagine lugging 6 bags of groceries up 12 stairs. Guess I'd have to have Peapoders deliver.

I really wish that more women were designing homes. I mean we're in the place all day and night. We know what works and what doesn't.
