11 homes sold in Thornhill during the 4th Quarter 2021 three more than the eight homes that sold in the same quarter of 2020. New listings also increased in Quarter 4-2021 with 11 new listings, which was five more than in the same quarter one year ago.

 

Both average ($514,614) and median ($550,000) sale prices were up significantly in Thornhill compared with one year ago. Average sale prices increased 23.97% year-over-year, while median sale prices increased 28.21%. (See chart below) Home prices in the Fourth Quarter 2021 ranged from $450,000 to $630,000. Both average and median sale prices have hit new historic highs in Thornhill. Average  list to sell ratio was 101.6%. 

 

Average days on market in Thornhill were just 4, down 7 days from the Fourth Quarter 2020. Median days on market were just three days. The low, low days on market totally speak to the demand for homes in the Thornhill neighborhood.

 

At the end of the 4th Quarter 2021, NO homes were listed for sale in Thornhill and NO homes were under contract.  Inventory in Thornhill Crest remains tight and this lack of inventory is clearly driving both listing and sale prices up.

Thornhill neighborhood In Charlotte's Ballantyne AreaOne of the most in-demand and sought-after neighborhoods in the Ballantyne area in south Charlotte since the late 1980's, Thornhill is a beautiful neighborhood with 505 homes situated on tree-lined street and surrounded by mature landscaping. Demand for Thornhill homes stems from its location in Ballantyne just off of Elm Lane across the street from the Stonecrest Shopping Center and the excellent schools that serve Thornhill's children.

 

The 505 single family homes in Thornhill are primarily transitional-style two-story homes with three to four bedrooms + a two-car garage. There are also single story and 1.5 story homes, as well as a small number of homes with basements. Thornhill homes range in size from about just under 1,400 square feet to over 3,000 square feet. On average, homes are about 2,500 square feet. Homes are situated on lots ranging in size from .12 of an acre to just over one third of an acre. Homes in Thornhill were built from the late 1980's until 1998. Median age of Thornhill homes is 28 years.

Thornhill offers residents wonderful amenities, which include a Club House, pond, swimming pool, recreation area, pavilion, tennis courts, and walking trails. The active Homeowner Association organizes Easter, Halloween and holiday events, as well as various clubs for women, men and children, including competitive swim teams and tennis leagues.

 

Big Rock Nature Preserve In Charlotte's Ballantyne AreaThe 22-acre Big Rock Park/Nature Preserve sits in the middle of the Thornhill community. Big Rock Nature Preserve is named for the granite extrusions that lie at the heart of the preserve.  It contains the largest example of this geology in Mecklenburg County.  With archaeological evidence showing Native American habitation dating back 7,000 years, this site has been designated as a Historic Landmark by the Charlotte Historic Landmarks Commission.

Are the prices higher now than during the big boom between 2005 and 2007?  I remember as the market was diving nationwide people saying we would never get back to that level of prices yet I think it happened, haha.
