The Carlsbad real estate market continues to evolve, with some shifts from last month and 1 year ago. These statistics do not include private sales, mobile homes or multi-family housing (the numbers are derived from the MLS and are believed to be accurate at the time they are reported but are not guaranteed).

 

Media reports usually speak in general terms, and therefore do not reflect local Carlsbad housing market conditions. Current data, and analysis, about the local market conditions will benefit you so you can make educated purchase and/or sale decisions about Carlsbad homes for sale.

73 homes sold in Carlsbad in January (92008, 92009, 92010 and 92011), 41% fewer than in December! Here are the specifics:

 

Single Family Homes Sold

43 (down 40%); Average Days on Market was 12; Average Sales Price was $1,719,939 (up 7%); Average Sales Price was 106% of original asking price with 1 home selling at 135% of list price.

Condos, Townhomes & Duplexes Sold

30 (down 42%); Average Days on Market was 19; Average Sales Price was $937,493 (down by 3%); Average Sales Price was 104% of original asking price.

 

Overall Carlsbad home sales in January decreased significantly from December. There was a decline in single family home sales, as well as in condo, townhome and duplex sales. The average sales price rose for single family homes, but was modestly lower for condos, townhomes and duplexes. Sales prices in January ranged from $490,100 to $4,250,000. Marketing time was 3 days shorter for single family homes (under 2 weeks), and 2 days longer for condos, townhomes, and duplexes.

 

Compared to January 2021, there were 28% fewer sales of single family homes and 48% fewer condos, townhomes and duplexes sold in January 2022. The average sales price year over year was 29% higher for single family homes (median price was 34% higher), and 32% higher for condos, townhomes and duplexes (median price was 25% higher) in January 2022.

 

Plenty of buyers made decisions quickly to tour homes and submit successful offers; over half the homes (60%) went pending in 7 days or less! Making quick decisions is important as a buyer in order to compete successfully in the Carlsbad housing market!

While many Carlsbad buyers negotiated the original list price, the majority of them, 78%, paid full price or more! This is a good indicator of the competition, and important to keep in mind if you plan on buying a home. A low offer will not likely lead to success in most circumstances!

 

The median sales price for single family detached homes was $1,670,000, up 11% from December, and was $770,000 for condos, townhomes and duplexes, which was 1% higher than last month.

 

There were 8 homes in Carlsbad at the end of January with an Active Under Contract status, versus 6 last month. These homes are technically still active but may not allow further showings or accept more back-up offers.

 

There was a 15% decrease in the available inventory, from 39 at the end of December to 33 in January. List prices range from $649,000 to $8,800,000. The Carlsbad inventory remains very limited compared to buyer demand, and became even more so in January!

 

There is a 19-day supply of condos, townhomes and duplexes (up from 13 days last month), and 12 days for single family homes (up from only 6 days last month), based on the rate of sales over the last 3 months. Carlsbad continues to be a very strong sellers’ market.

 

In January 33 new listings came on the market, versus 48 last month, an average of 1 per day. 25 homes went pending (excluding homes that closed), a 56% decline from December.
