Good morning, Nina Hollander, Broker.  I visited this house numerous times when my client lived in the house a number of years ago.  The backyard was magical with the deck, pergola, outdoor kitchen and their outdoor lights strung up around the yard.  I really like some of the features inside the house, but I do think the backyard is what sold the house.  Thank you!

Lol, Brian England.  If we could get my weight in gold, then we could share the booty and make a lot of people rich!  I am trying to get to that trim and slim benchmark, though.  I have signed up for my first singles tournament in Mesa in March (actually two, back to back).  It is a tough game and I have to get in better shape if I have any hope of not melting down on the court. 

Thank you very much, Michael Jacobs.  This one was a challenge.  When the renters said they were out of the house, I showed up to a full house of furniture and garbage everywhere.  I should have posted some before pictures.  It did take some time to get through the cleanup and fixing up period. Here is just one of the before pictures.

Thank you, Joan Cox.  My client's Destin property should close next week.  It is a cool property and we are hopeful to rent it for a week sometime this year.  We have one more 1031 exchange to do and need to find a place that makes sense.  Maybe Destin, or maybe down the road a short distance away in Santa Rosa.  We do like Florida.  We just can't decide on which part of Florida.

You are too kind, Patricia Feager, MBA, CRS, GRI,MRP.  The colors we chose for the house are actually the same colors that we used in our current home.  It is a tried and true color and works well in just about any situation.  When I first started in this business, I worried that no one would want to use an ex-painting contractor.  It has turned out to be one of my best assets.  My clients like that I have been a part of so many renovations over the years.  It is hard to believe, but I started renovating homes in the 80's.

I really should have, but I did not want to get negative.  There is a lot of history with this one.  I saw it 10 years ago, then when the renters had been in it for a couple of years (it was still beautiful) and finally at the end.  Somewhere in the last two years, the renters separated, one moved out and at least two young men moved in (neighbors said there was more) and turned the house into a mess. All without telling the owner.  I felt so bad for my client.  Below is another before picture.  It looks like their favorite sport was beer pong.  I may write a post on the dangers of being a landlord.  I have one in Stockton that dwarfs the amount of damage at this one and this one was significant.  My client in Stockton is going through the eviction process so it could be a month or two before I am ready to divulge much.
