Short story is we closed a VA loan in 21 days! That should have been the title of the post, but with this buyer and their lender, we might have been able to get it done even sooner. So why brag when the credit goes to them for being on the ball. I do get a brownie point for hearing the wish list and finding 3 homes that were worthy of consideration.
Normally I won't encourage looking at property with out a pre-approval letter from a known lending institution. (I get calls all the time from people telling me they just got pre-approved and then find out it was over the Internet and they hadn't produced any records to verify yet. ) So when Becca said she was Pre-approved I asked if it was with an out of state bank or someone local. She was moving in from Virginia and got hooked with with a lender in Kansas City. Then she said they were using hubby's VA loan and he wasn't going to make it in to look at homes. What would I suggest? I got the lender on the phone and got the stipulations lined out. No one wants to get half way here and find out the lender needs one more paper faxed from the home town. All the ducks fell in a nice row. The builder threw in the upgrades that were on the wish list. The lender had docs to Title on the date of closing with only minor frusterations. (It pays to be prepared)
This family will have a wonderful place to call home. I am so glad to have gotten to play a part- Here's the quilt I gave as a house warming gift.

Normally I don't give gifts, (that is so old school) I prefer to let the buyers get me a little something I can use or re-gift (I like jewelry or fabric). So seriously just kidding- very few of my buyers splurge on getting me bling! I do like to sew scrap quit tops and seem to never be in want of material.
I am so happy that you so kindly made this quilt for the new homeowner..she will cherish it forever. It is so kind to give from the heart.....it really makes others feel special......God bless you.....
I don't always use a quilt as a Thank YOU but this family was very special to me. I hope they enjoy their hand made 'snuggle under'. Becca said she was going to hang it on the wall for a bit till hubby gets back. Made me tear up. - be good cheryl
