The end of year monthly housing market update for 2021 is now available for the Pensacola MLS Region. Average sale prices increased again, and median sales price rose to $300,000, up from from $245,000 in December 2020 and $290,000 in November 2021. The 12 month average sales price for 2021 was $327,843 which is up from $273,501 in 2020. Monthly average sales prices were $358,507 at month end, up from $339,362 in November 2021 (a 5.64% month to month increase) and up from $290,874 one year ago (a 23.25% year to year increase).
Inventory is still very low with only 940 homes listed at month end, down from 1144 in November and down from 1002 one year ago in December 2020. With 1121 housing sales in December, this equals to less than a one month supply of homes.
The lack of inventory means that it continues to be a Seller's market, with many homes bringing multiple offers and favorable terms for Sellers and fewer average days on the market. The average days on market increased from 20 days in November to 23 days in December. This is down from 39 days on market in December 2020.
