Realtor.Com extras - are they worth it ?

My wife and I pay Realtor.com around $3,500 a year to have our listings as showcase listings.  What is the group's general opinion of this feature ?

Also, they have a new feature - the seller cma feature which also costs several hundred dollars a month or more depending on the zipcode.  Basically, one realtor will be the featured agent for that zipcode.  Anyone have any feedback with that service as of yet ?

We also paid for a banner in the past but discontinued that.

I just signed up for the bare minimum and received 3 calls this month.  I too would like to know other's opinion of their services. So far I'm pleasantly surprised.

Welcome to Active rain! Already Blogging.. Your off to a great start! We use the Realtor.com site but our office jst recently struck some kind of deal and now everyone in our office subscribes for a mere 9.-10. per person per month.. Great deal with enhanced listing service too!

I have the Enhanced version also.. I think you need it, just show the general public can see the extra pictures and virtual media for your listings.. but it is a lot of work keeping up with all the listing maintenance, of where you want your listings to show.. but we have to be there, if the public is looking..have a great day!

Are you at the top of the list on the search engines on your site for your keywords in your area?

In my area I'm above Realtor.com and my site is only 6 months old.

In 8 towns I'm 1 or 2 and some  1,2,and 3

For about $300.00 a month that your spending, would it be better to spend it on your site to get to # 1 on the search engines?

To brand your own identity, may be better or some combination of.

I would tell you how I did it. I created and built my own site. I hadn't a clue. I learn as I went along.

But I learn eventually how to do it right.

I would share it with you if you like.

I guess this my be an extension of your blog's question.

I have been a full time real estate agent since 1982 and have 11 web sites out there driving traffic to my main site, I have had Realtor.com every year, but don't like them, but we need them. Take the minimum, your customers want and expect them.

I pay the pretty price to enhance my listings with Realtor.com.  For me, I see the value for my sellers - Realtor,com gets a huge audience and seeing one picture is just not good enough for buyers these days.  They want all the detials AND lots of pictures.  I've also gained business through Realtor.com but I don't know if the enhancements were credit for that.

Richard - we certainly plan on following-up with you to go over your experiences and insight.  We will still probably do the realtor.com as the sellers like it.

Patricia - I agree... even though I do not like it (same as you) the sellers do and kinda expect it : )

Karen - Thanks for sharing your experience.  What is funny is that I just did receive a realtor.com buyer lead emailed to me...

At first glance that sounds expensive, but it could actually be cheap if your ROI is good.  I'm a bottom line kind of guy.  How much additional production has this generated for you?

I think everything has to be evaluated for it's return.  I think $3,500 is really high...  I thought pricing was based on the number of listings you have.  I belonged for about a year and my fee was $600 and I had about 21 listings at the time.  I had showcase and had multiple pictures displayed and the $25.00 fee to upload the tour was wavied.  I did not renew this year.  I didn't receive any benefit from the enhanced membership and in my evaluation, I wanted to spend my dollars in other areas.

The benefit and the exact ROI is difficult to measure since the sellers like the feature and it becomes a part of the listing presentation.  Maybe it is because of this feature (and the rest of our listing presentation) that a seller chooses us over another realtor.  Also, maybe it is because of this feature, that when a buyer is ready to purchase, they contact us because they see us all over the net (our website, realtor.com...etc).

It is because of that I decided to renew for a year.  But I did not think the CMA feature was worth it at the time, but it is so new, not sure if anyone knows.

NO! get the minimum in our opinion. They are ripping realtors off with that price tag. For 3,500 dollars you could be in a much better market position and gain a wider audience. We've read a good couple hundred of these kinds of posts online in regards to if realtor.com's extra features are worth it and can attest, with our own experience, that it hardly ever is. People aren't making their final agent decisions from realtor.com, according to some recent posts i've seen, Zillow had the highest conversion rates. Most likely because they offer the most information, flawed as some of it may be. Comparing that to realtor.com it can quickly be accessed that not much information can be garnered from their site as most realtors can't afford those fees. In lamens most listings show very little detail in terms of photos and property characteristics information. Perhaps you'll find a use for it. I guess we'll find out when we ask you this time next year how it worked out. Please let us know.
