Do you have a crystal ball that can predict what the mortgage rates will be next year? Although no one can really predict where it will be exactly by the middle of next year or else we would all be rich, it would be fun to take a wild/educated guess! Wishful thinking on my part because I'll be refinancing my 4.5% interest only loan next year, so I'll say 5.0%.

One would hope 4.5%, but with inflationary concerns growing, I just dont see that happening.  I think 6.5% will be steady for some time.

I would say just about 6% come June 1st, 2009.....a shot in the dark though.

I think you are all wrong.  6.5% is over.  By June 2009 it will be 7.5% at least.  The FED will raise rates to curb inflation and the markets won't perform until we get out of the inflation stress.
