The Offer was no Ugly Duckling!

 

After viewing a property with clients, we met at the office to write an offer based on sales comparable's. I submitted an informed offer on their behalf and waited for the listing agent's response.

 

He phoned, telling me the sellers had received another offer but they really, really liked my clients offer. It was better than the one in-hand, if anything happened, he'd contact me right away.

 

Several days later, the offer fell off and I received a text message asking if my clients were still interested. They were.

 

The sellers now wanted additional items to be met by the buyers. The new price meant paying over market value at that point, plus meeting every term & condition brought by the owners.

 

Apparently, the offer was no longer attractive?!

 

Discussing the details with clients, they decided to re-submit the Real Estate Purchase Contract with the exact same information as originally written the first time, except for changing the dates. 

 

After all, the offer was no ugly duckling!

 

It was accepted, the transaction closed and recorded.

When the agent said the sellers really, really liked the offer, it was a matter of getting the contract back to the sellers ASAP for the to sign before being bombarded with new opportunities! It worked out well for all Raymond Henson, eXp Realty.

Even though it is a seller's market, once they admitted that they were asking for the back up offer, it should have been accepted without asking for changes
