Home prices are still increasing for properties that are in pristine condition with nice upgrades and located in desirable communities. The emotional aspect of buying has become most prevalent in this market.
Multiple offers on properties have become a common real estate practice. Consumer demand plays a large part in that, so has an escalation in cost of construction materials and limited inventory.
Unrepresented consumers lack local real estate guidance and are often led by sellers, who drive the transaction. Those buyers have little/no say in the terms and conditions in the contract, including price.
Experienced agents have excellent communication skills, are motivated by the clients needs and interests. They also possess effective negotiation skills with a good understanding of the current market.
Once a home buyer gets under contract, there's good cause to celebrate in beating out others. You might hear something like this, "You da man!, "No, you da man!" And then there's, "No, I am da wo-man!" LOL
