Now that Open Houses are back in Los Angeles,  CA allow me to give advice to the potential buyers. Most importantly focus on the home not the agent that is sitting at the open house. If you get approached keep these questions in mind when you talk to the person sitting at the Open House.

Often times you learn a few things. Here are some suggestions what to ask and what to focus on.

You might discover that it is not the listing agent and just a new ambitious agent that is looking to 'pick up buyers' and if you connect and click with that person it might not be this house but another one that person can represent you.

Now if you have an agent that you work with and trust then forget the agent who is sitting on the Open House and tell your agent if you liked the house.... this is just a lot of years of experience that I would like to share.

Interesting, Endre... we've had open houses for probably 18 months... but many of our homes are in contract before the open house can be held.

Your list is a good one Endre and if someone is sitting on site, they should have all the answers (except #5). Have done very few open house events to the public in the last several years and in this market, homes are selling fast!

Hi Endre Barath, Jr. - Good questions to think about.

I think we may see more open houses when it becomes a buyer's market.  This isn't the case yet.  We use showing time and do back-to-back showings.  I have a new listing coming up that is a ranch. I will be doing all the showings! No open house.

In Arizona, you have to let an agent that represents the seller know that you have  a buyer's agent representing you.
