Is it possible for Seller to have TOO MANY OFFERS?

Is there such a thing as getting "too many offers?" Something is going on here in the Manchester NH area that I want to share. Two homes on the same street go on the market near the same time. Same style, same age, same size and similar condition.

 

Lets look at the first home. The Seller choose a Listing Agent that under priced the home at $310,000 to encourage a bidding war. They held all showings until a weekend open house. Held all offers until Monday at noon. They had well over 100 people through the home. They got 41 offers with the highest offer $30,000 over asking price.

 

Lets look at the second home. They chose a full service local agent who priced the home at market value. It was listed at $349,900. They started showings when the home was placed in MLS. They had 9 showings the first day and 7 offers. The home went under contract to a buyer putting 30% down on a conventional mortgage, The buyer waived the inspections and mortgage contingency.

 

Lets go back to house 1. The first buyer they chose with the highest offer actually put an offer on another home as they did not want to wait for the seller to decide and miss out on a home. The second buyer also at the same price, had an inspection contingency. But they were highest, so they took it. After the inspection, the buyer asked for a $15,000 reduction in price. The seller is very stressed and not sure where to turn. They did not think the home needed anything.

 

Meanwhile at home #2, the seller is relaxed and started packing. They were happy they were only inconvenienced for 1 day of showings. They are happy with how the selling process has gone.

 

Back at home #1, despite 41 offers, the home is back on the market. The seller feels lost in the selling process. They were put out of their house for a weekend and are now facing a repeat.

 

Back at house #2, the sellers of house #1 stop by to talk as they saw the "sale pending" sign up. Seller 1 tells seller 2 they chose an agent from an online search they saw on TV. Seller 2 tells seller 1 they chose me because their co-worker sold their house through me and loved the experience.

 

THE MORAL OF THE STORY is that more offers are not better. Bigger is not better. Flashy is not better. Just as well you do not need to have 100 people come through your home to find a buyer. Many times it is the first buyer. Further more you can see there is a flood of buyers. Many sellers think their home will sell itself. Many sellers also find out the hardest part of home selling is getting the sale to close.

 

Holding the house off the market for an open house does not always help the seller. Holding offers for a future date also does not always help the seller.

Scott this is a perfect example to educate agents, sellers and buyers that more offers is not necessarily better. Who on earth needs 41 offers?

Scott what a great post and fantastic examples, when we are in multiple offers I always tell the sellers to give the buyers an opportunity to come back with "best and final" generally that eliminates a lot of hard feelings and drama.... once the picked the top two, I talk to the 2nd agent to come back and negotiate first position backup, this in turn keeps the firs one in line and if they flake the second one steps in, Endre

There are some good lessons here, Scott. The number of offers doesn't mean much, it's what in them that matters. Game playing in this market is not necessarily going to yield the best desired results.

Thanks for posting this blog with a very concrete example.  I recently had 17 offers on a listing; I've heard of 30 or 40.  The market is out of control!  Sellers and their agents need to have a long conversation about how multiple offers will be handled in conjunction with deciding on the list price
