I meet sellers who think they can offer an allowance for dated carpet,

older appliances and wallpaper. 

Do allowances really work?  No!!

An allowance does not forgive bad décor.  Especially if your competition has been updated.  

What Buyers see is what they get.  If they see old, outdated or worn, they will move on. 

In fact, buyers will overestimate the cost for new carpet, painting or any home improvement. 

Allowances don’t sell homes.

You have to Repair, Replace or Remove if you want to reap a quick sale and get top dollar for your home

Hello Joy - when they see things they don't like, buyers usually begin deducting (in their mind and then in their offer price if they even consider an offer).  And they tend to be quite generous in their thoughts with the seller's proposed contribution.

Just had this same conversation yesterday with a prospective client. It's always better to eliminate as many objections as possible. However; in this market of extremely low inventory, buyers are willing to accepted more "cometic datedness" than ever before. I still believe it's best to make the improvements.
