I get asked why I share stories with you? It is because usually there is a lesson involved. Usually that lesson is for a home seller or home buyer to learn so they do not repeat other consumers mistakes. Every listing, every meeting with a customer and every day gone by is a lesson for me. I do not get every listing i interview for. Being an independent agent, I am up against the biggest companies every day. Some sellers think bigger is better. They will listen to what I have to say, but still choose the big company agent.

 

A couple asked me to stop by to discuss listing their home. They are retiring and moving South. They will spend summers in NH at their sons. I toured their home and answered their questions. The husband is ready to move now. The wife is not so ready to move. Then came the hammer. When asked how quick I could sell their home, the answer was the average is 2 to 4 weeks, however my target is 1 to 2 weeks. The wife propped up as she was not happy with that answer.

 

As the husband asked for a pen to sign the listing sheet, the wife grabbed it away. I knew the next question had to be “When does she want to move?” She said she did not know in a huffy voice. The right answer for me was to expand their options, that If they need 30 days, 60 days or 90 days, we can do that.

 

She looked at me and said she was glad someone was listening as she glared at her husband. She said she chose to interview me because through their several calls leading up the appointment, I answered my phone. I returned her emails. Now she knows for sure she will hire me to sell their home as I also listen. In the end she looked over and asked if I could set it so the new buyer closes in 60 days, as she needs time to get packed for her move. She picked up the pen and signed the listing. She flicked the pen across the table at the husband. He smiled and signed too.

 

THE MORAL OF THE STORY is that for you to know that all agents are not created equal and every consumer should take the time to hire the BEST not just the biggest agent. Let me show you there is a difference. Please Support locally owned and operated business. Locally owned and operated since 1985. THIS SELLER was referred to me. They loved that i took the time to listen to them and come up with a plan to sell the home. They loved even more I executed the plan that resulted in a quick sale.

Scott so many folks that are making a big move do need more time to be out of house and accomplish all that needs to be done.  They're lucky to have you as their agent, you do listen to their concerns and work around them the best as possible.

I always love your stories, and reading our customers body language correctly can help us to turn them into a client. Only when we see the body language do we know we need to ask more questions or uncover some other issue that is going on. If we just plow on and give our presentation we can miss all the body language and the listing.
