7 Additional Things Every Renter of Hindale Homes Should Include in the Lease

Standard residential lease agreements protect the renter's legal interests. A written addendum that spells out additional performance issues that will prevent missunderstandings is often overlooked. Specific landlord and tenant needs depend upon the unique circumstances of individual needs and the property.

This is not offered as legal advise. Here is a list of added duties that I have observed in rental agreements.

1. Owner will cut the grass and maintain landscaping up to the date of tenancy.

2. Owner and Renter will do pre-possession walkthrough and agree on a written inspection report [with photos] prior to tenancy. Both will receive a copy of a mutually agreed inspection report.

3. Property will be clean of all debris and swept clean prior to move-in. Any debris left behind by the owner or previous tenant will be noted in the inspection report.

4. In the event of water seepage and or the occurrence of mold in a basement, seller shall resolve the problem within 14 days or, at lessee’s option, terminate the lease and return all security deposits within 3 days. (Standard leases may already address this.)

5. In the event of flood, owner will, at lessee’s option, immediately terminate the lease and return all security deposits within 3 days. (Standard leases may already address this.)

6. Owner will maintain owner’s liability insurance.

7. If tenant’s job is transferred more than 30 miles from the present location, tenant may terminate the lease with 60 days notice and pay an additional 1 month rent penalty. Tenant will allow showings to prospective future tenants (accompanied by the owner or licensed representation) during reasonable hours during the last 30 days of tenancy.
