The total number of sales for February 2022 compared to February 2021 was a mixed bag. Three zip codes had more sales, and three zip codes had less and one zip code had the same. The total number of homes sold in Modesto for February 2022 was 168 and for February 2021 was 159. The total number of sales was down slightly from previous months. The median price of homes was up substantially again this year in seven of the eight Modesto zip codes.
The average home is still receiving multiple offers and selling very close to or above list price in Modesto. There was only one zip code that averaged just below list price but it still received multiple offers. So while you might not always have to offer over asking price, making an offer significantly under asking price probably will not work.
There are currently 260 homes under contract (pending) in Modesto. That's up from last month at this time. There are currently 113 homes available (active) in all of Modesto listed from $195,000 up to $2,399,000. The number of available homes is pretty comparable to last month.
