SIX REASONS TO LIST WITH FULL SERVICE REALTOR

Here are six things that everyone who is considering selling a property "For Sale By Owner" (FSBO for short) should think about.

I think if everyone were upfront about it, one of the key reasons that someone would buy a home that was being sold "FSBO" is to save money. They hope to save the same money that you expect to save and that is the commission not being paid by hiring a realtor. Look at it this way. The newspaper each week is filled with advertisements of property that is for sale. When you look at those ads you will notice that around ninety percent are listings by a real estate company. Why would a person who is a serious buyer (the word serious needs emphasis) not take advantage of having a real estate agent screen all of the properties, do all of the negotiating, prepare all of the paperwork and provide transportation. The answer is that they believe they are going to save the commission. So in reality a "FSBO" is paying a commission to either a buyer or a Real Estate Service. In many cases a persons net is the same, but you get your home exposed to alot more people when using a real estate agent

Here is another reason. I am sure most of you reading this have heard of the law of supply and demand. The more buyers there are wanting a certain product, the more someone will pay for that product. There are thousands of real estate professionals in the Des Moines area. If we all had anywhere from 4 -10 buyers we are working with at one time for every 1000 agents, there are 4000 - 10,000 buyers looking for a home. The average time for a seller to actually sell and have the equity in their pocket is over 180 days. The question you should be asking yourself is "how many buyers are you working with right now?"

I want to stress that your decision to use a real estate agent to get your property sold is up to you. These are just some things to consider. Here is the third reason to list with a full service agent. This one is simple. We know what a qualified buyer is. Some simple statistics to consider. Seventy percent of people out looking can not buy today because there homes equity is frozen until they sell theirs. Many others who look can not get qualified. They are just out having fun and dreaming. That was not a slam on dreaming, i was just pointing out that Real Estate Agents are trained to screen out those and focus on the ones who can buy your home.

I want to explain the fourth one but it really is so simple. Time is money. I believe that with thousands of agents having a few buyers each, the advertising and marketing that one receives when using an agent, and the other things mentioned so far. The home will sell faster when using a service. How much money is it costing you by the time factor? Will you have to carry two mortgage payments? Will the rates go up before you can close on your next home?

Here is reason number 5. What have you done to market your home? If you are like many "FSBO" you put a sign in your yard. That is what I would do the minute we signed the paperwork. Do you take photos? Is it on the internet and tied to multiple listing service? Is it exposed to thousands of search engines? The truth is that the marketing your home receives when listed with a full service agent will far exceed what you can possibly spend on your own.

The sixth reason is having someone do all of the negotiating for you. Real Estate professionals are trained to do all of this for you so that you can focus on where you are going and not have the emotional stress of doing this.
