If you are a Seller, we would not wnat you to feel left out!  We will take your listing for just 1% or $5,000, whichever is higher.  If your home sells for $500,000 you will save $10,000 in Commissions.  We know that money is tight and this is our way of helping Sellers do better.  We suggest that you offer 2.5% to 3% to the Buyer's Agent/Broker so other agents will show your property.  Many of the big national real estate companies require to get at least 2.5% or make their buyer pay the difference.  Many agent would not want to have that conversation with their clients so it's better to be sure that they can show your home to everyone.
