Hi Penny,
With the increase in building supply prices, this price per square foot really surprises me.  I thought it would be closer to $125.00.

Cynthia - great point to bring up.  The $115 per square foot represents sales over the past year - and most of the sales are from last fall, before the community started winding down.  We are seeing cost increases of approximately 10% in many categories - the $125 you mentioned is well in line with current construction costs.   Also, some of the earlier lots were available at $35,000 per lot, which can make a big difference to total cost.

Penny - I hadn't visited Rand Meadows - very nice wide open feel to it!  I will definitely keep this in mind for clients looking to build.  Do you know any good custom builders that I might direct them to?  Just kidding - you guys are awesome!
