Getting lots of questions from the audience about the upcoming Savvy Prospector 12-Week course with me & Borino. Don't worry - there's still plenty of time to make up your mind and dig up some cash but hopefully this will answer some of those burning questions that have been keeping you awake at night...tsp

1.  I'm going on vacation for a week in August. Can I still participate?
     Probably. If you join us on July 15 for the ramp-up period and do some reading ahead of time, you should be able to keep up. However, if you expect that you will be overwhelmingly busy taking care of your business the week before you leave and the week you return, then the timing is probably not right for you. Let us know and we'll keep you posted on upcoming programs.

However, if you will be here during August, but away for a short time during September or October, you should be fine. The most intense portion of the program takes place in August.

2.  You advise not to ask for referrals, but what about the old saying "There's no harm in asking?"
     We believe differently. We believe there's all kinds of harm in asking for referrals. During the program we will ask you to abandon this strategy and try it our way. If at the end of the program you don't agree that it's a better way to ensure referrals come to you, you are welcome to return to your old methods.

3.  I don't get it. You advise not to ask for referrals - so how will my friends know to send them to me?
     There's an art to inspiring people to refer business to you that doesn't involve putting them on the spot. It's not complicated, but it does require a bit of a paradigm shift away from thinking you have to ask for what you want!

If you're good at what you do and seem to enjoy doing it... and if the people you know and the people you meet can tell that you're good at what you do and enjoy doing it, they'll want to send you business or even give you theirs. It really is that simple.

4.  I'm afraid that if I don't let my friends know that I want their referrals, they'll think I'm too busy for them.
     The only way your friends will think you're too busy for them is if you act as if you're too busy. If you don't return phone calls, show up late, always appear rushed and frazzled, or drop the ball on social engagements... then yes, the people you know may hesitate to send you business.

But there's a big difference between being successfully busy and "too" busy. Have you ever noticed that when you're having a ball selling real estate, more business seems to pour in? People WANT to work with those who are successful. 

As long as your friends:

  • Consider you a reasonably competent human being, and
  • Know that you sell real estate for a living, and
  • Know where to find your phone number, and, most importantly,
  • Have heard from you recently,

You have a great shot at getting their business and their referrals without asking for them. During the program, we'll show you how to accomplish all four of these requirements.

5.  I already purchased Borino's Expired Plus. Can I get a credit?
     Yes. Once your payment is processed for The Savvy Prospector, Borino will give you a credit for XPlus. 

6.  You say The Savvy Prospector course is "intense." What do you mean by that?
     We want you to get your money's worth from the program, so we'll keep it moving along at a nice clip. We all know that when students have too much time to complete an assignment, they wait until the last minute anyway and we don't want to waste your valuable time by encouraging procrastination.

Especially during August, you'll have several assignments to complete every week, all leading toward the goal of developing  the skills, attitudes and tools you'll need to implement a effective prospecting strategy for life. You'll be expected to participate in the Group Forum and to report on your activities weekly. However, if you do fall behind, all the lessons, assignments and commentary will be available to you throughout the entire program and afterwards.

7.  I'm not comfortable prospecting to strangers. Do I have to?
     Technically, no. In fact, we don't really call it "prospecting" when you pursue business from people you haven't met yet; we call it "adding names to your sphere of influence." But if you're asking if you'll have to pester strangers, then the answer is absolutely not. However, if your current sphere of influence database has fewer than 150 names, you will need to meet new people. We'll show you how to inspire those new people to think of you when the topic of real estate comes up in their worlds.

8.  How is your program different from the other prospecting programs out there?
     The most obvious difference is that The Savvy Prospector program will not require or even encourage you to do any prospecting that belittles, annoys or insults the intelligence of your audience. Neither will we force you out of your comfort zone. If a suggested prospecting activity feels awkward for you, we'll encourage you to think of an alternative that fits with your natural personality and interests. You WILL prospect, but you won't do it unhappily.

Another significant difference is that we will show you how to attract business to you, instead of always asking for it, from both friends and strangers.  We believe that systematically assaulting the people you know and the people you meet with a sales pitch is counterproductive to your goals of getting business from the people you know and the people you meet.

9.  What should I expect to accomplish from The Savvy Prospector?
     If you commit to and complete the 12-week program:

  • You will become the agent of choice among your friends and will be referred to your friends' friends on a regular basis.
  • Your past clients will love you and will know how to reach you when they or their friends have a real estate need.
  • You will look forward to and be comfortable meeting new people and will know how to inspire them to think of you when they need a real estate agent.
  • You will have a plan in place to stay in touch with your social network, casual acquaintances, backburner prospects and past clients.
  • You will be a master at getting good expired listings and will know how to get them sold so they don't expire again.

In short, you will have developed the knowledge, skills and habits necessary to implement and maintain an effective prospecting business model, for life.

10.  What if I'm new to town or don't know many people? Will this program work for me?
     Yes! As long as you are willing and able to meet new people, this program will help you do that, and inspire the people you meet to think of you when they have a real estate need. And of course, the Expired Listings portion is not related to the number of people currently in your contact database.

11.  How do I sign up? Do you have a payment plan?
     You can enroll in the course at my bookstore (www.SWSstore.com). As soon as your enrollment goes through, you'll receive your materials and can get an early start if you like. Payment plan? Not exactly, but for a limited time, we will accept a $100 deposit to hold your spot and bill you for the remainder in a few weeks.
