Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 8, as compared to 4 last month.  Six are pre-owned and two are new construction at Addison Grove. Currently for sale, there are:

  • 2 single family homes (ranging in price from $462,000 - $499,900)
  • 1 half-duplex ($419,500)Midway Meadows Zero Lot Home
  • 1 condo ($350,000)
  • 4 townhomes ($494,900 - $1,350,000)

Four of the 8 available homes have been on the market for longer than 30 days.  In this market, it probably means they are overpriced. And the two townhomes are very close to the DART Rail Line that is under construction nearby.

The average number of days on the market for the “active” status, pre-owned homes is 107 days, as compared to 132 last month. The median number of days on the market is 87 days, compared to last month’s 156 days.  The $1M+ townhomes and an overpriced single family home for sale are skewing the numbers.

There are 18 homes in the pending status (waiting to close), as compared to 20 last month.  Twelve of these are new construction townhomes at Addison Grove.

 

 March Sales

There were 10 closings this month, compared to the 12 last month. The average list price to sold price ratio is 103.6%, up from last month’s 102.2%.  All but 2 properties sold below asking price, 3 sold at list price, and the remaining 5 sold for more than asking. The highest was 112.7% over list.

Pre-owned homes: The median number of days on the market was 5 days, while the previous month the median was 14.  The average number of days on the market was 23 days. The range in March for the previously owned homes was 1 day to 92 days. The average price per square foot of all previously owned homes sold is $229.87, up from last month’s $225.70 average.
