Home Staging Tip…What to Remove From a Vacant Home

What, you ask?  If the house is vacant, what’s left to remove???

Not all homes need furniture and furnishings in them to sell. Yes, it would be nice but not always possible. Vacant homes can have their advantages in that they allow the buyer to see ALL of the space.

However, in any staging project, the key is to remove anything that would detract or distract from the buyer seeing the property in its best light.

The same holds true for a home that has been left vacant.

What You Should Remove From a Vacant Home…

~Anything that’s not clean

Remove the dirt from ceiling fans, baseboards, the sink, dishwasher, windows, thresholds, and shelves

~Hangers in closets

You want buyers to see the space in the closet, not the few hangers left there for no purpose

~Cable and phone cords crawling out of the wall

~Worn or stained carpet

Look at replacing worn and stained carpeting as maximizing the investment you have in your house.

~Heavy, dated window coverings

We see this so many times in vacant homes. It can make the property appear outdated and it can keep much-needed light from showing off your property.

~Dead bugs and spider webs that have taken up residence

What this is telling your potential buyer is that the house has been there for a while and no one is caring for the property.

~Any “I don’t want this anymore” furniture or accessories

Again…a distraction from the buyer looking at the potential of the property

~Leftovers

Whether it’s in the dishwasher, fridge, pantry, or drawers…remove it.

~Dead and overgrown landscaping

I know this is outside but it does make a difference. Your buyers are making up their minds as they approach your property.

Vacant homes do sell but why make it any harder than it has to be?

Wayne Martin vacant homes have their own set of issues.

Kat Palmiotti Thank you!!  It doesn't take much but it needs to be done.

Nina Hollander, Broker that is what I would tell sellers. When there are no furnishings in the home, the buyer will focus on any flaws.

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 oh yes, I cringe when I see those.

Nick Vandekar, 610-203-4543 that's exactly it. If you don't care enough about your home to leave it spotless when you leave, they will wonder what else might have been neglected.

Beth and Richard Witt Thank you!!!  I appreciate it.

Carol Williams Excellent point!!!  And without anything else to look at, buyers will focus on them.

Will Hamm I agree!!!  It's well worth the investment.

Sheri Sperry - MCNE® I've seen them coming out of the wall and the cover plate is off.

You make an excellent point, Kathy.  Vacant homes show best when they are TRULY vacant!

Kathy these points are very important...sometimes leaving a few pieces is worse than leaving the home empty

Excellent tips, Kathy--and the best part? None of those suggestions cost any money, at all. It's all removal and cleaning. Thank you for your great post!

Great tips Kathy Streib  - the one about the hangers is an easy one to take care of and yet I see closets full of them.

This is a great post! So much information that we see all the time that only takes a little bit of time to make the home more appealing. I agree with Vickie, the hangers in closets get me every time and happens so often! And it's best to take down/throw away those old curtains or broken/fallen/yellowed blinds versus leaving them for the new owner... guess what, they don't want them either! LOL :)

Surprising as it may be for most of us here, far too many sellers (and real estate agents too) don't realize just how important removal of your mentioned items is.

Many times I was told by agents that something was "fine" as is.

Luckily, the sellers almost always followed the advice and the difference was quite clear after they did.

Thank you for this well-written and impactful post!  Every seller needs to read this. Just because we're in a sellers market does NOT mean these items can be ignored!

Great post Kathy. I sold a vacant home last year. It was a semi-estate home. The husband had passed and the wife moved to be closer to kids. It was built in the 60s and the sellers weren't going to do any updates. I had to have estate sellers, junk haulers, painters, and cleaners get this house ready. We didn't stage it with furnishings because I knew it needed an update. we gave them as blank of a pallet as possible. It sold with no problem and the new buyers went to work on the remodel. I'm sure it is beautiful!

Lots of great tips - vacant doesn't always mean ready - does it?
Hangars, left over food - agents do more than just unlock doors.
Thanks - Lynn

Hi Kathy:

There's lots of good advice here! I have seen plenty of vacant homes in which much, if not all, of this applies.
