First Quarter 2022 Lancaster County, South Carolina, just south of Charlotte's upscale Ballantyne area, remained a seller's market with just 0.5 months of inventory. Lancaster County includes the towns of Indian Land, Lancaster, Fort Mill, Kershaw, and Heath Springs.
First Quarter 2022 saw increases in both average and median home sale prices in Lancaster County. Closed sales were down (not surprising given the lack of inventory). The months supply of homes and the inventory of homes were down significantly. No doubt that Lancaster County's winter housing market remained hot as the temperatures cooled.
Lancaster County Housing Market Highlights

In Quarter 1 - 2022, Lancaster County saw a:
- 15.9% increase in average sale price (to $394,559) year-over-year.
- 11.6% increase in median sale price (to $375,000) year-over-year.
- 45.9% decrease in inventory of homes for sale year-over-year.
- 9.4% decrease in closed sales year-over-year.
- 35.5% decrease in the months supply of homes (0.5 months supply) year-over-year.
- 34.9% decrease in days on market to 23 days year-over-year.
- 101.1% percent of original price received (up 1.7% year-over-ear, indicating a minimal window of opportunity, at best, for buyers to negotiate on price.
