Update - Daybreak North Shore

I visited the new model home village for Daybreak North Shore on Friday.  Looking around it was clear that Kennecott (the developer) have changed direction from their original plans, with far more high-density cheaper homes on offer. This is reflected in their latest marketing material showing that Daybreak with have approximately 20,000 homes, compared to the 13,000 that were originally planned.

Kennecott have also introduced some different home styles, that you probably would not expect to find in Daybreak. For those that do not know Daybreak homes have until now been based on home styles found in some of Salt Lake's historic neighborhoods. The recent addition of townhomes by Garbett Homes, are more like the type of homes found in a modern downtown development.

Another thing worth noting is that there are a number of homebuilders missing from this phase. Village Carefree Communities no longer appear to be offering homes (not sure of the reason for this). Bangerter Homes, Richmond American Homes and Liberty Homes are also missing, after asking around it appears these builders are missing because they still have too many lots remaining in the previous phase. There are a couple of new builders, Ivory Homes are building Paseo Homes and Garbett Homes are building some townhomes and lofts. 

One thing that they are introducing in this phase is neighborhood retail. This is intended to mimic the patchwork of small shops (coffee shop, dry cleansers etc) that can be found in places like the Salt Lake Avenues.
