Four homes sold in Thornhill during Quarter 1 - 2022, one more than the three homes that sold in the same quarter of 2021. New listings increased in Quarter 1 - 2022 with four new listings, which was two more than in the same quarter one year ago.
Both average ($506,375) and median ($520,250) sale prices were up significantly in Thornhill compared with one year ago. Average sale prices increased 23.97% year-over-year, while median sale prices increased 14.59%. Home prices in the First Quarter 2022 ranged from $400,000 to $585,000. Average list to sell ratio was 101.5%.
Average days on market in Thornhill were just 3, down 9 days from the First Quarter 2021. Median days on market were also just three days. The very low days on market totally speak to the demand for homes in the Thornhill neighborhood.
At the end of the Quarter 1 - 2022, NO homes were listed for sale in Thornhill and one homes was under contract. Inventory in Thornhill Crest remains tight and this lack of inventory is clearly driving both listing and sale prices up.

One of the most in-demand and sought-after neighborhoods in the Ballantyne area in south Charlotte since the late 1980's, Thornhill is a beautiful neighborhood with 505 homes situated on tree-lined street and surrounded by mature landscaping. Demand for Thornhill homes stems from its location in Ballantyne just off of Elm Lane across the street from the Stonecrest Shopping Center and the excellent schools that serve Thornhill's children.
The 505 single family homes in Thornhill are primarily transitional-style two-story homes with three to four bedrooms + a two-car garage. There are also single story and 1.5 story homes, as well as a small number of homes with basements. Thornhill homes range in size from about just under 1,400 square feet to over 3,000 square feet. On average, homes are about 2,500 square feet. Homes are situated on lots ranging in size from .12 of an acre to just over one third of an acre.
