Baxter Village Single Family Homes

Nine single family homes sold in Baxter Village in Quarter 1 - 2022, four fewer than in the same quarter one year ago. The number of home sold also dropped by  quarter-over-quarter. Baxter Village had 18 listings for sale in Quarter 1 - 2022, one less than in the same quarter one year ago. 

 

The overall lack of new listings was also reflected in the drop in average days on market, which were down 21.05% to 15 days from 19 days compared with the same quarter one year ago. 

 

Average sale price for single family homes in Baxter Village in the First Quarter 2022 was $784,333, up 58.52% year-over-year. Quarter-over-quarter the average price of a Baxter Village home rose by $163,000, some of which was as a result of one home that sold at just under $1.5 million. Median sale price was $690,000, up 45.57% year-over-year. Quarter-over-quarter, the median price of a home in Baxter Village rose $95,000. Home sale prices ranged from $489,500 to $1,499,000 during Quarter 1 - 2022. Home sellers in Baxter Village received 102.2% of their asking price during the First Quarter 2022 (up 2.2% over the previous quarter).

 

At first quarter-end 2022, two homes were listed for sale in Baxter Village and five homes were under contract. For a community of some 1,400+ homes, inventory remains razor-thin.

Baxter Village Townhomes

Three townhomes sold in Baxter Village during Quarter 1 - 2022, two fewer than in the same quarter one year ago and fewer quarter-over-quarter. Baxter Village had three listings listings for sale in Quarter 1 - 2022, one more than in the same quarter one year ago.

 

Average days on market were 13 days; a drop of 11 days compared with the same quarter one year ago.

 

Average sale price for townhomes in Baxter Village in the First Quarter 2022 was $336,333, up 2.54% year-over-year.  Median sale price was $327,000, down 0.91% year-over-year.  Townhome sellers in Baxter Village received 105.4% of their asking price during the First Quarter 2022. 

 

At first quarter-end 2022, NO townhomes were listed for sale in Baxter Village and one townhome was under contract.
