12 homes sold in Lawson during Quarter 1 - 2022, four more than in the same quarter one year ago. New listings increased by four year-over-year to 14. Both listing and sale prices were up significantly year-over-year in Lawson.
Lawson Home Sales Snapshot: Quarter 1 - 2022
Average days on market increased to 28 days from seven days compared with the same quarter one year ago. This was not a reflection of a slowdown in Lawson sales, overall. One home took 98 days to sell and another took 28 days to sell, which skewed the days on market negatively. Taking these two homes out of the mix took the average days on market down to just one day. Median days on market were just one day. As a result, home sellers received an average of 104.1% of their asking price during the first quarter 2022. Only one home out of the 12 that sold received less than 100% of asking price in final sale price during the First Quarter 2022.
Median list and sale prices for Lawson homes increased in Quarter 1 - 2022 versus 2021, as did average and median listing prices. Average sale prices in the first quarter increased 26.7% to $582,125 year-over-year. Median sale price in the first quarter was $614,250, an increase of 40.96% year-over-year. Median sale price also increased quarter-over-quarter by $28,000. Home sale prices in the first quarter ranged from a low of $322,000 to a high of $735,000.
At first quarter-end 2022, NO homes were listed for sale in Lawson and two homes were under contract. For a community of some 600+ homes, inventory is razor-thin.
