Raintree neighborhood in south Charlotte with over 1,700 homes is a perfect example of how critically low listing inventory is throughout the Greater Charlotte area, resulting in ever increasing home prices and list to sell ratios.
RAINTREE SINGLE FAMILY HOME SALES
Just eight single family homes sold in Quarter 1 - 2022, three fewer than in the same quarter one year ago. Just 10 homes were listed for sale, which was one fewer than in the same quarter one year ago.
This lack of inventory drove home sale prices up by 34.7% and reduced average days on market to just four days from 14 days one year ago. Median days on market were just four days. Average sale price in Quarter 1 - 2022 was $545,950; median sale price was $530,000. Home sellers received an average 107.4% of list price in final sale price. Median to list price was 107.7%. This is more than 3% higher than in the most recent Fourth Quarter 2021. Home sale prices in the First Quarter 2022 ranged from $310,000 to $784,000.
As the First Quarter 2022 ended, Raintree had two single family homes actively listed for sale and one home under contract.
RAINTREE TOWNHOME & CONDOMINIUM SALES
Townhomes and condos in Raintree remained in relatively short supply in Quarter 1 - 2022. The neighborhood saw 12 closed sales and 14 new listings in the First Quarter 2022. Average days on market increased to nine days from two, year-over-year. Median days on market were just two.
Average sale price in Quarter 1 - 2022 for Raintree townhomes and condos increased 23.85% to $281,523. Median sale price increased 22.34% to $281,500. Home sellers received 103.2% of list price, on average, in final sale price (2% more than one year ago). Median list to sale price was 102.8%. Townhome and condo sale prices ranged from $216,000 to $418,000 during the First Quarter 2022.
At First Quarter 2022 end, one home was listed for sale and none were under contract.

Raintree is an 1,100+ acre neighborhood with over 1,700 single family homes, townhomes, and condos, containing separately managed "sub-neighborhoods." Raintree includes the communities of Deerpark, Williamsburg, Timberidge, Raintree Lakes, Raintree Greens, Crestview, Cricket Lake, Golfview, Greenview Terraces, Kensington, and more.
Raintree homes were built primarily during the 1970's and 1980's. You'll find home styles that include traditional one and two story homes, contemporary style homes, ranch homes, split level and split foyer homes, A-frame homes, basement homes, as well as townhomes and condos. There's even a circular home in Raintree. Home sizes range from under 1,000 square feet to well over 4,000 square feet. Home prices range from the $200,000's to over $700,000.
Built around the Raintree Country Club and Golf Course, many homes back up to the golf course or to one of Raintree's numerous lakes or ponds.
Celebrating its 50th Anniversary in 2021, the Raintree Country Club offers 36 holes of golf with a north course and a south course, driving range, tennis courts, pool, fitness center, and a clubhouse with dining facilities. Initiation fees are waived for many of the homes in Raintree.
Schools Serving Raintree Residents
Some of Charlotte's most highly rated public schools serve Raintree residents, including Providence High School, JM Robinson Middle School, Olde Providence Elementary School, South Charlotte Middle School. Top private schools, such as Charlotte Latin, are also nearby.
Providence High School is rated #14 in the top public high schools in the Greater Charlotte area. It is also rated #3 out of 87 Charlotte area high schools by niche.com as "best college prep public high school." JM Robinson is rated in the top 10 public middle schools in Mecklenburg County by niche.com, while South Charlotte Middle School is rated #11.
