5 Easy Bedroom Changes That Could Bring in Higher Offers

When you’re selling a home in Las VegasI will most likely talk to you about improvements you can make around the house to bring in higher offers. Believe it or not, some of them may be in the bedroom.

Home-Selling Bedroom Improvement #1: Revitalized Lighting

Buyers prefer to see bedrooms that look relaxing, not dark and cavernous. Therefore this means you may need to update the lighting system in your bedroom. Especially adaptable LED smart lighting. Check out your light fixture; if it’s seen better days, it may be time to shop for a new one. Fortunately, many home improvement stores carry a huge selection of light fixtures, many of which are appropriate for the bedroom, and installing a fixture is typically a DIY job.

Home-Selling Bedroom Improvement #2: Half-Empty Closets

Buyers will look inside your closets. They’re not looking at your belongings; they’re looking at how much space is available for their belongings. They want to see how this home may look when they live in it. Thus, that means you need to maximize what you’re working with by removing at least half of your clothing. (You Can look at it as half-empty or half-full – totally up to you.) You don’t have to get rid of these items, but you should store them somewhere other than your home. For instance, if you rent a storage unit, while your home is on the market. A $500 expense can lead to an extra $5,000 of profit. Or even more! Thus, this makes a great investment.

Two good tips! When we were selling our last home, we removed a lot of clothing, as well as items from the kitchen cabinets to make everything look roomier. That really works!

Good morning Rocky. Amazing how a half empty closet can create the perception that it will hold more than it can. Enjoy your day.

Good morning, Rocky... bad lighting is one of my pet peeves in just about any room. I can't tell you how many homes I see with nothing more than a light in a ceiling fan in a bedroom... how do people live like that? As for the closet situation, I usually recommend about three-quarters full and nicely organized. When it's half full it always seems like someone as trying too hard.

Good morning Kat Palmiotti I spent $70 for a 1 month rental on a storage unit and then sold for over $10,000 more than my neighbor.

Hey there Nina! When my closet was 1/3 full, buyers kept saying, "this closet is HUGE!"

Thanks Joe! That is an unusual font in your comment. I'm not sure how to make that happen.

Rocky, removing excess from a closet is good, but half may indicate there is a divorce happening.   Lighting is important even in the bedroom.

Hi Rocky- Buyers do look at bedrooms, especially the master bedroom. It is supposed to be a retreat so it's important to make it look that way. Great tips!!!

Great idea Rocky to have clothes in your closet half full. You're right, buyers aren't looking at your stuff, they just want to make sure there's enough room for theirs!
