Clients, buyers, coming to Sandpoint North Idaho area often are asking for acreage to go with their new home

Even when trying to explain there is a lot of work in keeping up the area directly around a home, much less a few acres of property, you can most of the time see it is just not registering with the prospective buyer.

It is not anyone's fault.  It is just difficult trying to imagine something you have NEVER experienced before.  Have you ever seen the terrible 'after' picture of a forested home community, and maybe only one or two homes still standing?  

 

It is not by accident, nor luck. It is not just a matter of keeping your yard clean for cosmetics.   In looking at those pictures more closely you will see a well groomed defensible area directly around the home.   It takes work and a focus to both the landscaping aspect as well as the possible fire hazards of not doing so.

Good morning, Mark... land is not something I've ever desired. I've spent many years trying to figure out how to plunk 5,000 square feet of a home on a postage stamp. I currently have a 3,400 square foot home on .15 of an acre and it's still almost too much land for me. Then again, I was raised in the concrete jungle of New York City!

There have been at least two sales I remember than involved Bay Area folks moving from cramped quarters to acreage in the Sierra Foothills.  One couple in particular built a gorgeous home on beautiful acres I sold them.  However, they soon felt the work involved in maintaining the land, especially for wildfire protection, was a little more than they could handle.
